Palm Jumeirah

An island of beachfront villas, apartment towers and resorts, built out into the Gulf from the Jumeirah coast.

Photograph: photocreo, Envato

Palm Jumeirah was created by Nakheel from sand dredged from the floor of the Gulf. Work began in 2001 and the first residents arrived in 2007. The island has three distinct settings: apartment towers, hotels and shops on the Trunk, villas with private beach frontage along seventeen Fronds, and resorts on the outer Crescent.

The Redwood perspective

An established waterfront address, best judged home by home

Character

Three settings share one island. Apartment towers, hotels and shops line the Trunk. The Fronds are given over to villas, many with their own stretch of beach. Resorts and branded residences occupy the Crescent.

Who it may suit

Buyers who want a completed community rather than a masterplan in progress: principal residents drawn to beach living, families planning long stays and owners of a second home in Dubai. With residents on the island since 2007, there is an established record of resale and leasing to assess.

Ownership

Palm Jumeirah is a designated freehold area, open to international buyers. Short-term letting requires a holiday home permit from Dubai’s Department of Economy and Tourism, and some buildings do not allow it, so the building’s rules matter as much as the home itself.

Trade-offs

Service charges vary widely between towers and villa communities and are published in the RERA Service Charge Index. Position also shapes daily life: the Trunk sits closest to the mainland bridge and the Palm Monorail, which reopened in July 2026 after six months of maintenance, while the Crescent is reached by a tunnel from the spine of the island.

  • Purchase and yearly costs. The Dubai Land Department registration fee is 4% of the value, paid by the buyer. Service charges are the main yearly cost.
