Objective Before Opportunity

Every recommendation begins with the investor: the objective, the existing portfolio, the time horizon and the exit. Only then do we look at opportunities, and access to a property never decides the advice. Where nothing available fits the case, we say so and wait. Depending on the transaction, Redwood Heritage may receive a brokerage commission from the developer or seller, or an advisory fee from the client.

Objective and Structure

What the property must do for you, whether income, capital growth, residency or diversification, how it fits what you already own, and in which ownership structure it should be held.

Opportunity and Selection

We assess opportunities across developer launches, the resale market and off-market stock, drawing on our developer relationships, and recommend only what fits the case.

Execution and Stewardship

We negotiate and carry out the transaction through to transfer. Afterwards, our Private Office can manage the asset, with your portfolio in one live view in Sidra.

How We Assess an Opportunity

This is our commercial due diligence before any recommendation; legal, technical and other specialist due diligence remains with the professional advisers engaged on the transaction. The same considerations apply whether the opportunity is a pre-launch allocation, a resale or an off-market asset. None of them is a formula, and no single one decides the advice.

Location, Developer and Entry Point

Micro-location and future supply, the developer's delivery record, and the price against comparable stock. The payment structure and, where you use financing, its effect on the return. We assist with financing through a wide and reputable network of mortgage brokers.

Income, Yield and Costs

Realistic rent and vacancy, service charges and transaction costs, and the net yield that remains after them, rather than the brochure figure.

Liquidity, Concentration and Exit

How readily the asset can be resold, whether it adds to a concentration you already hold, how long you intend to own it and who the likely buyer is when you sell.
