Jumeirah Islands is a Nakheel villa community of fifty islands in a man-made seawater lake, forty-six of them residential clusters of sixteen villas each. It was established in 2004 and completed by the end of 2006, inland from Dubai Marina and Jumeirah Lake Towers.

Jumeirah Islands is not named in Regulation No. 3 of 2006, which lists Dubai’s designated areas by plot, so confirm the title of the specific plot or unit with the Dubai Land Department.
Trade-offs
Of 1,178 registered home sales in the last 12 months, 1,107 were apartments, mostly off-plan in new buildings registered under the Jumeirah Islands master project, among them Eltiera Views, Eltiera Heights and Serenia District. The villa market is far smaller, with 71 sales. Service charges vary by building and are published in the RERA Service Charge Index on the Dubai Land Department website.
