Why Redwood Heritage
A residence built on a sound investment
Most agents sell the visa. We start with the investment, so the property stands on its own merits and the residence follows from it. One team carries you from selection to Emirates ID.

01
Property Selection
Property that meets the value requirement and also stands on its own as an investment, so that residency is never the only reason for the purchase.

02
End-to-End Assistance
We assist you through each stage: documentation, the bank letter where the property is mortgaged, submission at an accredited centre, the medical examination and the Emirates ID.

03
Family Residence
Guidance on sponsoring a spouse, children and parents, and on the documents each family application requires.

04
Continuity
The residence depends on continued ownership. We plan any later sale, refinancing or change to the portfolio with that in mind.
The requirements
What the Dubai Authorities Require
For property investors in Dubai, the Golden Visa is a 10-year renewable residence permit that does not require a sponsor, as set out in the dedicated Golden Visa services of the Dubai Land Department and the General Directorate of Residency and Foreigners Affairs Dubai. Their current requirements are as follows:
- Ownership of one or more properties in Dubai with a total value of at least AED 2 million, held in the applicant’s name.
- Jointly owned property qualifies where the applicant’s own share is worth at least AED 2 million.
- Mortgaged property is accepted, with a no-objection letter from the lending bank stating the amount paid and the balance outstanding.
- A lien is placed on the property so that ownership continues for the life of the residence permit.
- The applicant must be in the UAE when applying, and applications are submitted through centres accredited by the Land Department.
- The investor may sponsor a spouse, children and parents.
Requirements, fees and processing times change. We confirm the current position with you before any purchase is made with residency in mind.
